Mô Tả Công Việc
Key Responsibilities
• Manage all aspects of assigned industrial properties, including operations, maintenance, security, health and safety, and environmental issues.
• Design and implement business plans and strategies for assigned properties that suit the market conditions and the customers’ needs.
• Analyze project performance, survey competitors, and track industrial market trends to propose enhancement plans for existing properties and innovative ideas for future development.
• Oversee the cleaning and maintenance of the properties and arrange for repairs and renovations when needed.
• Contribute to business plans and PNL forecasts and manage the budget and financial performance of the properties, including paying contractors and vendors, collecting rent and fees, and preparing reports and statements.
• Market the properties to potential tenants, and conduct tours and inspections.
• Maintain a positive and productive relationship with tenants and respond to their requests and complaints in a timely and professional manner.
• Coordinate with other departments and teams, such as accounting, legal, human resources, and project management.
• Keep abreast of the latest trends and developments in the industrial property market and attend relevant seminars and events.
• Ensure compliance with all applicable laws, regulations, and policies, and handle any legal or regulatory issues that may arise with the support of other departments.
• Support the leasing team with tenant handover, renewals and expansions, while also coordinating tenant fit-outs.
• Oversee the tenant licensing process and coordinate with competent authorities and certified consultants.
• Fulfill other tasks assigned by superiors as needed.
• Manage and implement LEED for Operation.

Qualifications & Experience
Education:
• Bachelor’s degree in business administration, real estate, or related field.
• Proficient in Microsoft Office and property management software.
• Fluent in Vietnamese and English, both written and spoken.
Skills/Experience:
• At least 3 years of experience in industrial property management and more than 5 years in Industrial Property
• Knowledge of the industrial property market, laws, and regulations in Vietnam.
• Excellent communication, negotiation, and interpersonal skills.
• Experience in onboarding industrial tenants from pre-licensing to post-licensing.
• Ability to meet annual targets and perform well under pressure.
• Advanced skills with MS Word, Power Point, and Excel.
• Knowledge of implementing Net-zero strategies is a plus.
• Strong organizational, problem-solving, and analytical skills.
