We are seeking a highly motivated and experienced Head of Leasing Management and Marketing Department to lead our team in achieving exceptional results.
Hiring Department_Position: Leasing Management and Marketing Department_Head of Department
Working Location: Hanoi
Major Responsibilities
1. Strategic Planning and Analysis:
- Monitor and analyze market trends and competitor activity to identify and capitalize on growth opportunities.
- Give instructions to conduct thorough market research and benchmarking to inform the development and implementation of effective leasing and marketing strategies.
- Analyse and propose comprehensive merchandising plans to optimize tenant mix and rental income.
2. Leasing management:
- Oversee and manage all leasing activities for the company's multi-investment properties, including both operational and under-construction projects. Lead the leasing team in executing leasing plans and achieving revenue targets.
- Establish and manage rent policies, build rental revenue budgets for incharge projects, and monitor performance metrics like occupancy rate, revenue, and rental forecasts.
- Proactively identify high-potential new tenants to fill vacant units. Lead the leasing process, including conducting site visits, client meetings, and lease negotiations.
- Cultivate and maintain strong relationships with existing tenants and prospective tenants, ensuring their satisfaction and retention while maintaining a vibrant and cohesive tenant mix. Manage and give instructions to resolve tenant inquiries, complaints, and support requests efficiently.
- Monitor to conduct regular site checks, build renovation plans, and oversee renovation projects.
- Present leasing reports to the management level and the Board of Directors.
- Approve of lease agreements, Letter of offers, MOUs, and other legal documents.
- Participate in working with Building Management team and Asset Management teams to ensure smooth lease execution, and revenue achievement and mitigate any conflicts or risks in rental, branding, hygiene, safety, etc.
3. Marketing management:
- Conceptualize, plan, and execute integrated marketing campaigns across multiple channels, including digital, social media, email, print, events, and more. Monitor campaign performance, analyze results, and optimize strategies to maximize ROI and achieve marketing KPIs.
- Give instruction to conduct market research and analysis to identify market trends, competitive landscape, and consumer insights. Utilize data-driven insights to inform marketing strategies and decision-making, and stay abreast of industry developments and emerging trends.
- Manage marketing budgets effectively, allocating resources to prioritize high-impact initiatives and optimize spending efficiency. Monitor expenditures, track ROI, and provide regular reporting and analysis to senior leadership.
4. Team Leadership and Development:
- Clarify the issues and goals of the department in charge based on the division policy
- Establish business plans for the department. Manage progress of the department goals and business plans (understanding the current situation, guidance for improvement, direct support for practical work)
- Guide and maintain thorough compliance within the department in charge
- Create a culture in which subordinates actively cooperate and create a comfortable working environment
- Appropriately allocate staffs within the department, manage, guide and evaluate subordinate, maximize the productivity of the department. Provide effective leadership, coaching, and development opportunities for the team
- Identify and cultivate internal talent for succession planning
- Give proposals based on the actual situation of the team to the supervisors
- Promote collaboration with other departments
Other assignments: As instructed by Property Management Division General Manager.
REQUIREMENTS
- Bachelor's degree in Business/ Marketing
- At least 10 years of experience working in similar positions in relevant fields (experience in Commercial & Office Leasing and leading Marketing content for shopping mall)
- Excellent in data analysis, market analysis, budget planning, and cost control. Work well with numbers especially numbers related to revenue, expenses, leasing rent roll, marketing expenses, promotion,etc.
- Have a strong business sense, knowledge, and experience in Vietnam consumer market and Real estate field, especially retail and office market
- Good verbal and communication in both Vietnamese and English. Smooth communication in Business English.
- Have leadership and team management experience. Have excellent communication, negotiation and persuading skills.
- Able to work independently, with enthusiasm and long-term commitment to the Company
- Willing to work under high pressure
