The INTEGRATED FACILITIES MANAGER is fully responsible for developing strategies, organizing, and overseeing the operation and maintenance of technical systems and infrastructure for buildings and factories. This role encompasses the effective management of IFM (Integrated Facility Management) services, ensuring compliance with EHS, legal, and contractual requirements, while maintaining strong relationships with clients and contractors. The position also involves managing OPEX/CAPEX budgets, developing the technical team, optimizing operational costs, and continuously improving service quality to meet or exceed both client expectations and internal performance targets.

1. STRATEGIC LEADERSHIP & ACCOUNT MANAGEMENT

• Develop and implement strategic plans (short-term and long-term) for infrastructure and facility management (IFM).
• Understand and ensure compliance with all contractual obligations and customer expectations.
• Manage the account to achieve business goals and seek opportunities for scope or scale expansion.
• Establish and direct the organizational structure and resources needed to support account delivery.

2. OPERATIONS OVERSIGHT & CONTINUOUS IMPROVEMENT

• Direct daily operations and maintenance (O&M) services for infrastructure systems, including MEP (Mechanical, Electrical, Plumbing), HVAC, firefighting, wastewater, and building automation systems.
• Ensure O&M activities meet technical standards, safety requirements, and customer expectations.
• Lead initiatives for cost optimization, energy efficiency, and operational excellence.
• Monitor system performance, track KPIs, and drive continuous improvement through innovation and efficiency efforts.
• Lead or support problem-solving and decision-making for operational challenges.

3. CLIENT & STAKEHOLDER RELATIONSHIP MANAGEMENT

• Maintain strong working relationships with customers, suppliers, and subcontractors through regular meetings and communication.
• Monitor service quality and address issues proactively to ensure customer satisfaction.
• Represent the company in business reviews and client performance discussions.

4. COST MANAGEMENT

• Prepare and manage both OPEX (Operating Expenditure) and CAPEX (Capital Expenditure) budgets related to infrastructure, equipment upgrades, energy usage, maintenance contracts, and system replacements.
• Control operational costs by monitoring monthly expenditures, analyzing variances, and initiating corrective actions where necessary.
• Identify cost-saving opportunities such as energy optimization, maintenance efficiency, vendor contract negotiation, and system automation.
• Ensure that CAPEX investments are aligned with long-term facility planning and business growth strategies, and that business cases are clearly justified and tracked.
• Collaborate with Finance and Procurement teams to ensure spending transparency, regulatory compliance, and value-for-money in all projects and services.
• Provide accurate and timely financial reports for internal and client stakeholders, enabling effective decision-making and planning.

5. PEOPLE & TEAM DEVELOPMENT

• Foster a high-performance work culture, promote continuous learning, and enhance team engagement.
• Recommend and implement employee training programs, workshops, and performance development initiatives.
• Conduct regular performance evaluations, share knowledge, and support staff growth.

6. COMMUNICATION & COORDINATION

• Maintain regular communication with internal teams and upper management to share performance updates, issues, and improvement ideas.
• Coordinate with subcontractors and support functions to ensure seamless operations.
• Participate in cross-functional meetings and ensure alignment with organizational goals.

7. EHS & COMPLIANCE MANAGEMENT

• Ensure full implementation of RCR’s EHS (Environment, Health & Safety) policies and legal compliance.
• Maintain and monitor safety programs, including attending EHS training and safety meetings.
• Ensure timely reporting of incidents and perform root cause analyses.
• Maintain audit trails and compliance documentation.

8. REPORTING & DOCUMENTATION

• Provide daily updates, and prepare weekly and monthly reports covering safety, plant operations, risk levels, budgets, personnel, and compliance.
• Establish and maintain a monthly performance scorecard.
• Ensure all documentation is accurate, complete, and stored securely for audits or reviews.

9. OTHER RESPONSIBILITIES

• Share knowledge with peers and subordinates to contribute to project success.
• Perform other duties as assigned by management.
