Nam Long Apartment Development Company Limited Liability Company (“Nam Long ADC”) is a subsidiary of Nam Long Group, was founded in November 2007, derived from the idea of establishing the first real estate company in the market specialized in investing and developing affordable housing segment.

With experience in investing and developing the EhomeS social housing product line of Nam Long Group in 2 project clusters located in Phu Huu Ward, District 9 and Binh Hung Commune, Binh Chanh District; launching successfully phase 1 of Ehome project in Vam Co Dong township, Long An province, Nam Long ADC has continued to implement phase 2 of this project in 2022.

Position: Project Director

Report to: Project Development Director of Nam Long ADC

Location: Hai Phong province

Overview:

This position will lead and guide Project Management/Construction Management (PMCM) to ensure that projects are executed on schedule, with quality, and within budget.

Coordinate and manage overall project-related activities involving functional divisions (Planning & Budget, Research & Development, Sales & Marketing, Project Legal, Cost & Contract Management, etc.) and other units.

Responsibilities

Project Management:

1. Control the overall project schedule and plan.
2. Manage the list of main contractors and subcontractors (define responsibilities, provide consultation, selection, bid analysis and recommendations for selection, prepare contracts, verify completed tasks, ensure compliance with HSE regulations, process payments, and evaluations).
3. Prepare cost estimates, budgets, and cash flow; monitor capital sources and manage cost control.
4. Execute necessary legal procedures during construction and acceptance into usage for the project to ensure compliance with construction laws.
5. Evaluate payment/settlement and advance certificates submitted by contractors.
6. Manage the implementation of approved contract conditions/technical instructions.

Design Management:

1. Control the issuance of designs (monitor design drawings and approvals from relevant parties).
2. Manage changes, additional requests, and variations proposed by contractors.
3. Review design aspects that may impact the quality, functionality, cost, or project completion timeline.
4. Oversee the implementation of construction designs by contractors and consultants, ensuring compliance with approved basic designs, standards, and regulations issued by the government.
5. Lead design and technical meetings between the investor and consultants or contractors during project implementation and construction phases.
6. Organize the approval of all finishing materials and equipment (ensure timely submission of material samples and equipment in accordance with the approved supply and material plan).
7. Manage design-related costs to ensure designs remain within the approved construction budget.

Construction Management:

1. Oversee the activities of supervision consultants and contractors regarding progress, costs, quality, occupational safety, environmental sanitation, fire prevention, and contractor compliance with contractual terms.
2. Attend coordination meetings during the construction phase.
3. Conduct regular inspections of construction quality and safety, and document the evaluation results.
4. Organize and participate in acceptance inspections prior to the handover of products.

Qualifications / Experience

• Bachelor's degree in Engineering, Construction, or Project Management.
• At least 10 years of experience in design and construction of civil and industrial projects.
• At least 3 years of experience in a similar position at a company of the same scale.
• Proficiency in English.

• Construction: In-depth knowledge of building materials, methods, and necessary tools for constructing factories or other infrastructure such as bridges and roads.
• Construction Engineering: Creativity and practical application of science and technology, including applying principles, techniques, processes, and equipment across various fields like construction, electrical, and water systems to design and build diverse infrastructures.
• Design: In-depth knowledge of design techniques, tools, and principles for creating detailed drawings, renderings, and sketches.
• Project Management: Comprehensive knowledge of project planning and management.
• Occupational Safety and Environmental Hygiene: Thorough understanding of equipment usage guidelines, policies, procedures, and technical rules to communicate effectively with subordinates and contribute to occupational safety during infrastructure construction.
• Law: In-depth and updated knowledge of laws related to real estate investment, procedures, regulations, and technical standards in the construction industry, has ability to adapt to changes in the legal environment in Vietnam with strategic insight into the company's investment and business development direction.
